Most studio rental in Manhattan is priced the way a mattress store prices a mattress: the number on the tag is a starting point for a negotiation you have to initiate yourself. You call, you leave a message, someone eventually asks what days you're thinking about, and three emails later you still don't know what an hour actually costs. We do it differently. Every rate a renter pays at 41 Union Square West is published on this page, pulled from the same source that prices the room on our own booking calendar. If a number here is marked as pending client approval, it means the studio has not finalized that figure yet — not that we're hiding it from you.

Monthly tier

For a standing weekly schedule

If you already know you need the same block of hours every week, the monthly tier is billed once a month instead of hour by hour or package by package.

The monthly tier is a convenience for practitioners with a mature, predictable practice — it is not a requirement to start renting, and it is not cheaper by design than paying hourly if your schedule genuinely varies week to week. Ask on your tour which option nets out lower for your specific caseload.

Scheduling

Peak vs. off-peak windows

The published rate does not change by time of day. What changes is how far in advance you'll need to book to get the slot you want.

Peak

Weekdays 7:00–11:00am and 4:00–8:00pm, plus Saturday 8:00am–2:00pm

Peak hours fill first — early mornings and evenings are when most clients want their sessions before or after work, and Saturday late morning is our busiest single window.

Off-peak

Weekdays 11:00am–4:00pm and 8:00–10:00pm, plus Sunday all day

Midday and Sunday hours are the easiest to book on short notice and the best place to start if you're building a new client list and need flexible availability.

Cancellations

Our cancellation policy, in full

Classes can be cancelled up to 12 hours before the start time and the credit returns to your account. Private sessions need 24 hours. Professional rental bookings follow the 12-hour window, because the room is held out of the calendar and no one else can use it.

This is the entire policy — there is no fine print beyond it. We hold policy this way because an empty hour on the calendar is an hour another practitioner couldn't book, not because we're trying to collect fees.

Manhattan market

How this compares

Hourly treatment and studio rooms in Manhattan generally run from the mid-double digits per hour for a bare room in a shared suite to well over $100 per hour for a fully-stocked room in a doorman building. Enhancewell sits in the middle of that range and publishes its numbers, and the rate includes linens, laundry and the full equipment inventory rather than charging for them separately.

When you're comparing us to another room, ask what the other studio's rate actually includes. A lower headline number that charges separately for linens, table time between clients or a "key fee" can cost more per session than a published rate that already bundles the inventory below.

Billing, deposits and commitment

How am I billed — per session or in advance?

Single hours are billed as you book them. Packages and the monthly tier are paid up front or on a recurring monthly charge, and hours are drawn down from that balance as you reserve them on the calendar.

Is there a deposit to start renting?

There is no security deposit in the leasing sense — you are not signing a lease. Packages and monthly tiers are paid before the hours are used, the same way you would pre-pay a class pack.

Is there a minimum number of hours I have to commit to?

No. You can book a single hour to start. Packages and the monthly tier exist for practitioners who already know their weekly rhythm and want a lower effective hourly rate, not as a requirement to rent at all.

What happens to unused package hours?

Package hours are meant to be used within the stated window tied to that package. Ask Dana or Antoni on your tour about the current window for each package size before you buy one.

Do rates change between peak and off-peak hours?

The published hourly rate is the rate — Enhancewell does not run surge pricing. What peak and off-peak windows affect is availability: off-peak hours are easier to book on short notice, which is why the calculator below lets you model different weekly schedules.

Can I mix a Pilates studio hour and a treatment room hour in the same package?

Packages are room-specific because the two spaces have different equipment and different hourly rates. If you run a mixed practice — say, stretch therapy on the mat and bodywork on the table — ask about combining a Pilates studio package with treatment room hours during your tour.
